Terms & Conditions

These terms are an agreement between you and Ahlan Real Estate. They apply whenever you use this website, our mobile experience, our WhatsApp channel, or any tool we publish — the search, the comparison feature, the payment plan breakdowns and the AI assistant included.

If you do not accept them, please stop using the service. Continuing to use it is how you accept them.

You must be at least 18 and legally able to enter into a binding agreement. If you use the service for a company, you confirm you are authorised to accept these terms on its behalf, and "you" then means that company.

Ahlan is a real-estate brokerage and an information platform. We introduce buyers, sellers, tenants and landlords to each other and to developers.

Nothing on this site is an offer, a reservation, or a contract. A property is only reserved once a developer or owner accepts it in writing and the required payment is made under their own contract, which you sign with them and not with us.

The figures we publish — prices, availability, payment plans, delivery dates, maintenance fees, areas and finishes — come from developers and owners and change without notice. Treat them as a guide and confirm them in writing before you commit money.

Our payment breakdowns, projections and the AI assistant produce estimates for illustration. They are not financial, investment, legal or tax advice, and they do not account for your circumstances. Take independent advice before you decide.

You may browse listings, save and compare properties, work through a unit's payment plan, and contact us about a property you are genuinely interested in.

You may share links to our pages, and use short quotations with attribution.

You agree not to:

• break any applicable law, or use the service to arrange anything unlawful;
• pretend to be someone else, or misstate who you are or who you represent;
• send us false enquiries, fake contact details, or any enquiry you do not mean;
• publish or transmit anything defamatory, abusive, discriminatory, deceptive, or infringing someone's rights;
• copy, resell or republish our listings, photographs, descriptions or data as a competing product or database;
• try to gain access to accounts, servers or data you are not entitled to;
• interfere with the service, overload it, or work around any security or rate limit;
• upload anything containing malicious code.

Reading pages with a browser is fine. Systematic extraction is not: you may not scrape, crawl, harvest, index or copy the site or any part of it by automated means, whether for a database, a model, a listing feed or anything else, without our written permission.

You may not circumvent anti-bot measures, rate limits or access controls, and you may not present automated traffic as if it came from a person.

We may block, throttle or refuse access we believe to be automated, and we may keep technical records of it.

Some features need an account. Keep your credentials to yourself, use accurate details, and tell us promptly if you think someone else has access.

You are responsible for what happens under your account. Do not share it, sell it, or let anyone else use it.

We may suspend or close an account that breaches these terms, or that we reasonably believe is being used to defraud someone.

When you send us a photograph, a document, a listing detail or a message, you keep ownership of it. You give us permission to store it and to use it for the purpose you sent it for — to market a property you asked us to market, to answer your enquiry, or to meet a legal obligation.

You confirm you have the right to send us whatever you send, and that it is accurate. We may decline or remove anything we consider unlawful, misleading or unsuitable.

The Ahlan name, logo, the site's design and code, and the text, photographs, data and compilations we publish belong to us or to our licensors, and are protected by law.

Using the service gives you no rights in any of it beyond the limited permission in these terms. Developer and third-party trademarks appearing on the site belong to their owners and are used to identify their projects.

The site links to developers, partners and other websites we do not control. Their content, terms and privacy practices are theirs, and a link is not an endorsement.

Any contract you enter with a developer, an owner or another third party is between you and them. We are not a party to it and are not responsible for its performance.

How we collect, use and protect personal data — including what you send us over WhatsApp — is set out in our Privacy Policy, which forms part of these terms.

We work to keep the site accurate and available, but we do not promise it will be uninterrupted, error-free, or that every listing is current. To the fullest extent the law allows, we exclude implied warranties of merchantability, fitness for a particular purpose and non-infringement.

Nothing here limits liability that cannot be limited by law, including for fraud, or for death or personal injury caused by negligence.

Beyond that, and to the fullest extent the law allows, we are not liable for indirect or consequential loss, nor for lost profit, lost opportunity, lost data, or a decision you took in reliance on an estimate or a listing figure.

Where we are found liable, our total liability for all claims arising from your use of the service is limited to any brokerage fee you actually paid us for the transaction concerned, or EGP 5,000 if you paid us nothing.

If a third party brings a claim against us because you broke these terms, broke the law, or infringed someone's rights, you agree to cover the reasonable costs, damages and legal fees we incur as a result.

We may change the service, and we may change these terms. When a change is significant we will update the date at the top of this page and, where it is practical, tell you. Using the service after a change means you accept the revised terms.

We may suspend or withdraw the service, or any part of it, at any time. You may stop using it at any time.

The sections on intellectual property, liability, indemnity and governing law survive after you stop.

These terms are governed by the laws of the Arab Republic of Egypt.

If something goes wrong, please contact us first — most things are settled that way. If a dispute cannot be resolved, the competent courts of Cairo have exclusive jurisdiction.

If a provision is found unenforceable, the rest continues to apply.

Not enforcing a right immediately does not waive it.

You may not transfer your rights under these terms; we may transfer ours as part of a reorganisation or sale of the business.

These terms, with the Privacy Policy, are the whole agreement between us about the service.

The English and Arabic versions of this page carry the same meaning. If they are ever read differently, the Arabic version prevails before the Egyptian courts.
