How it is worked out

  • Every unit for sale on Ahlan with a price and a size, in Egyptian pounds, divided price by size.
  • Grouped by area and unit type; a group needs at least 5 units, so a figure is a market, not one listing.
  • The median is the middle price per m²; the middle half runs from the 25th to the 75th percentile. Prices under EGP 100,000 are left out as data errors.
  • These are asking prices, not sale prices; each month is stored as it was and never recalculated.
