Worked out on equal monthly instalments, before maintenance. A developer's own plan can differ.

How the ceiling is worked out

Your monthly budget times twelve, times the number of years, is the part of the price the instalments cover. The down payment covers the rest, so the price is that amount divided by what is left after the down payment — rounded down to the nearest 50,000, so the figure is one you can meet.

How much property can I afford?: frequently asked questions

Does a bigger down payment raise the price I can afford?

Yes. The instalments then cover a smaller share of the price, so the same monthly budget carries a higher price — but you need more cash on signing.

Do quarterly instalments change the result?

Not in total: a quarterly instalment is three months of your budget, so the price a plan carries is the same.

Does it include maintenance?

No. Maintenance is paid on top of the price, at or before handover.
