Which documents do I need to reserve a unit?
Short answer
You need a valid ID or passport, the signed reservation form and the receipt for the reservation payment. The developer's form sets the exact list for each project.
What does a reservation do?
A reservation holds one unit for you while the sales contract is prepared. It is a signed form and a payment, not yet the sale itself. The developer sets the reservation amount, which is paid when you sign the reservation form. The receipt is your proof of payment, so keep it.
Which identity papers are required?
An Egyptian buyer brings the national ID card, the original and a copy. A buyer who is not Egyptian brings a valid passport and a copy of its photo page, together with any residence document that applies to them. Bring the same papers for every buyer named on the form.
What changes if the buyer is married or the purchase is joint?
The developer may ask for the spouse's ID card and the marriage certificate. If the unit is bought in the name of a company, bring the company's commercial registration and the ID of the person authorised to sign. The sales team confirms this list for each developer, so ask them before the appointment rather than at the desk.
What paperwork follows the reservation?
The reservation form leads to the sales contract. The contract states the price, the down payment, the installment schedule, the delivery date and any penalty for late payment. Read it before you pay the down payment, ask for a copy of the payment schedule, and check that it matches the unit page.
For a sense of the terms on the catalogue today: the down payments most units carry are 5% and 10%, the most common installment terms are 8 years and 10 years, and the most common delivery year is 2030. These are the figures the catalogue shows today and they can change as the listings change.
What should I check before I sign?
Match the unit code and the price on the reservation form with the unit page. Check the delivery date, the payment schedule and the finishing level. Make sure the receipt is in the name of the buyer. Keep a copy of every paper you sign. If anything said in a meeting differs from what is written on the form, the written form is what counts, so ask for the change in writing before you sign.
