Retail shops for sale: where to buy and at what price in 2026

Where the catalogue holds 738 retail units, what the asking prices and payment terms look like on 16 October 2026, and which compounds sell them.

A retail shop in Egypt's new cities is bought for one of two reasons: rent income from a tenant, or a place to run a business that needs a street address. The Ahlan Homes catalogue holds 738 retail units on sale across eleven areas, and the lowest asking price for one shop in those listings is 3,480,000 EGP, as of 16 October 2026. This guide shows where those shops are, which compounds sell them, and how their payment terms and delivery dates compare, using only the figures in our records.

Who retail space suits

A shop suits a buyer who understands what it earns and what it costs to hold. An investor who wants monthly income should first ask who the tenants will be: a pharmacy, a café, a clinic, or a service office. Each of those needs a different frontage, a different number of square metres and a different door onto the street. A shop inside a mall or a strip mall depends on the footfall of the whole compound, so the choice of compound often matters more than the choice of unit.

A business owner who wants to open a shop of his own has a different test. He needs a unit he can fit out on time, in a building that will be finished when he needs it. For that reason, the delivery year in the record matters as much as the price. A shop that is handed over in 2027 and opened in 2028 is a year of rent he does not earn.

The areas that hold most of the stock

The retail units in the catalogue are spread across eleven areas. Three of them hold most of the stock. New Capital City has 237 retail units, 6th of October City has 215, and New Cairo has 199. Together those three areas account for about 88 per cent of the retail listings on the site.

Behind them are New Zayed with 22 units, El Sheikh Zayed with 20, the North Coast and Sahel with 17, El Shorouk with 9, Central Cairo with 8, Ain Sokhna with 5, Giza with 4 and Mokattam with 2. The smaller areas are worth a look if you already know the compound, but for choice and for comparing prices, the first three are where most of the decision is made.

The area pages hold the full picture for each place: the compounds, the developers and the districts. Start with the New Capital City page, the 6th of October City page or the New Cairo page, depending on where you plan to work or live.

The compounds that sell shops

Not every compound sells retail. The catalogue counts 122 projects that list at least one retail unit, but a project counts once for each unit type it sells, so that figure is not a count of compounds. The list below names nine compounds from the three main areas whose records show retail units for sale, with their pages linked.

In New Capital City, the Loft Plaza sells offices, retail and clinics together, and its record gives a lowest deposit of 10 per cent and a six-year plan. City Hall Strip sells clinics, retail and offices, with the same deposit and plan length. Taj Tower 2 sells offices, retail and clinics, with a lowest deposit of 5 per cent and a fifteen-year plan, which is the longest in this set alongside D2N Sarai. OIA Compound sells apartments as well as retail, offices and clinics. Snova Social Complex sells offices, apartments, clinics, duplexes and retail, so it is the one to choose if you want a mixed-use building.

In 6th of October City, Nmq sells retail alongside offices, clinics and homes, with a lowest deposit of 3 per cent and a twelve-year plan. Jazebeya sells clinics, retail, apartments, duplexes and offices, with a 5 per cent deposit and a ten-year plan.

In New Cairo, D2N Sarai sells offices, clinics and retail, and BRX Mall New Cairo sells offices and retail, with no deposit at all in its record and an eight-year plan.

Prices and payment terms, as of 16 October 2026

Every price in this section is an asking price: the figure a seller or developer puts on a unit when it is listed. It is not a sale price, and it is not a price that has been agreed or paid. We do not have a history of past sales in the catalogue, so this article cannot tell you whether prices are rising or falling, and it does not claim a trend.

The lowest asking price for a retail unit in the catalogue is 3,480,000 EGP. The retail range also reaches 365,120,000 EGP at the top, so read the upper end of any range with care and compare like with like. The base prices in the records for the nine compounds above run from 1.54 million EGP at Snova Social Complex to 8.68 million EGP at OIA Compound. Snova's base price sits below the retail minimum, and the record does not say which unit type that base price refers to. For a shop, rely on the asking price of that unit itself and ask for its floor plan.

On payment, the catalogue shows the most common terms across all unit types. The most frequent lowest deposit is 5 per cent, and the most frequent plan length is eight years, followed by ten years. Those are catalogue-wide figures for every unit type, and the retail records themselves are more varied. Across the nine compounds above, the lowest deposit runs from zero at BRX Mall to 10 per cent at the Loft Plaza, City Hall Strip, OIA Compound and Snova Social Complex. The longest plan runs from six years at the Loft Plaza and City Hall Strip to fifteen years at Taj Tower 2 and D2N Sarai.

A longer plan lowers the monthly payment but raises the total you pay over the life of the contract, so compare the offers on the total, not on the instalment. Read the reservation form for the price it fixes, and ask the developer in writing whether the price can change before handover.

Delivery dates from the record

The delivery dates below are the dates in each compound's record. They are not forecasts, and where a record gives a loose date we say so.

The Loft Plaza is recorded for 31 May 2027. City Hall Strip is recorded for 31 August 2029, and De Joya 1 Strip Mall for 31 August 2028. Taj Tower 2 is recorded for 29 February 2032. OIA Compound is recorded for 30 May 2026, a date that has already passed, so confirm the current handover date with the developer before you decide. Snova Social Complex is recorded as three and a half years from contract, which is a term rather than a calendar date. Nmq is recorded for 1 January 2029, Jazebeya for 30 July 2030, and D2N Sarai for 30 June 2030. BRX Mall New Cairo is recorded as three years, also from the start of the contract.

Across the whole catalogue, the most units deliver in 2030, with 2,472 units, followed by 2029 with 1,654. Those are the figures for all unit types, not only retail, and they describe what the records hold, not how the market will behave. The delivery year is a promise in a contract, and the contract is the document to read.

Access and landmarks

The records list the nearest landmarks for each compound, with the distance in kilometres from the compound's coordinates. The figures below come from those records.

For the New Capital compounds, the German International University of Applied Sciences is the nearest landmark to Taj Tower 2 at 1.8 km, to the Loft Plaza at 3.4 km and to City Hall Strip at 5.1 km. The Capital International Airport is 10.7 km from Snova Social Complex, 11.6 km from the Loft Plaza and 13.5 km from City Hall Strip. Arabisque Mall is 11.5 km from Taj Tower 2 and 15.4 km from the Loft Plaza.

In 6th of October City, Nmq has Mehwar Hospital 1.6 km away, Ramo Mall 2.1 km away and Nile University 2.2 km away. Jazebeya is 1.3 km from MUST university, 1.4 km from MUST hospital and 1.8 km from Dolphin Mall.

In New Cairo, D2N Sarai is 4.7 km from Al Horeya Square and 5.7 km from Arabisque Mall. BRX Mall New Cairo sits 2.6 km from the Gamal Abdel Nasser Axis and 3.8 km from the German University in Cairo.

Read those distances as the record gives them. They are not travel times, and the record does not show traffic or footfall. A shop next to a university gets different custom from a shop on a main axis, so visit at the hour your customers would come.

For the area as a whole, the New Capital page lists 114 compounds and 1,301 units, and the 6th of October page lists 125 compounds and 1,522 units. Those are the area record's totals for all unit types.

Resale shops

Resale is a small part of the catalogue. Of the 7,815 units listed, 211 are resale units sold by their owners, about 2.7 per cent. A resale shop can be cheaper than a new one, but the price, the balance owed to the developer and the transfer fee all depend on the individual deal. Read the separate resale guide in this blog before you buy one, and check the registration and the balance on the contract before you pay any deposit.

Checklist before you sign

Check the compound's current delivery date against the contract, not the listing. Confirm the lowest deposit and the longest plan in writing. Ask which floor the shop is on and whether it has its own frontage. Ask who manages the common areas after handover, and what the service charge will be. Compare two offers on the total paid over the plan, not on the monthly figure.

FAQ

How much does a retail shop cost in New Capital City?

The lowest asking price for a retail unit in the catalogue is 3,480,000 EGP, as of 16 October 2026. The base prices in the records for the nine compounds in this article run from 1.54 million EGP to 8.68 million EGP, but a shop's own asking price depends on its size and floor. Compare the unit's listing, not the compound's base price, and ask for the floor plan.

What deposit is usual on a shop?

The catalogue's most frequent lowest deposit across all unit types is 5 per cent, and 10 per cent is the next most common. Among the retail compounds in this article, the lowest deposit runs from zero at BRX Mall New Cairo to 10 per cent at several New Capital compounds.

How long can I pay for a retail unit?

Plan lengths in the retail records run from six years at the Loft Plaza and City Hall Strip to fifteen years at Taj Tower 2 and D2N Sarai. The catalogue's most common plan length across all unit types is eight years.

Which areas have the most retail units?

New Capital City has 237 retail units, 6th of October City has 215 and New Cairo has 199. Those three areas hold about 88 per cent of the retail stock on the site, and the New Cairo page has the full breakdown of compounds in that area.

Is a shop in a mall better than a shop on a street?

It depends on the compound and the use. A shop inside a mall depends on the footfall of the whole building, and a shop on a main axis depends on the traffic of the road. The records give distances to landmarks, not footfall, so visit the compound at the hour your customers would come before you choose.
