New Cairo vs Sheikh Zayed: prices, living and access compared

Two of Cairo's two biggest compound markets, compared on the catalogue's own numbers: how many compounds, what sellers are asking, the usual deposits and terms, and which one hands over sooner.

New Cairo or Sheikh Zayed? The short answer

New Cairo is the larger of the two markets in the catalogue — 258 compounds and 2,359 units against 40 compounds and 509 units in El Sheikh Zayed — and its asking prices start lower, from 1,900,000 EGP for an apartment against 2,648,600 EGP. Sheikh Zayed asks more for the same home, a median 102,366 EGP per square metre on apartment rows against 80,221 EGP in New Cairo, but it hands over sooner: 33 of its units carry a 2026 delivery date and 152 carry 2029, while New Cairo's largest single group, 898 units, delivers in 2030.

Every figure below is an asking price recorded in the catalogue on 27 September 2026. The catalogue holds no sale prices and no history, so nothing here describes a trend, and a handover year is the year on the row and nothing more.

Overview: nine districts against one

New Cairo is not one neighbourhood, and that is the first thing to understand about it. The catalogue spreads its 257 compounds across nine districts: the core that carries the district's own name, with 169; the 6th settlement with 27; Mostakbal City with 25; El Lotus with 8; Golden Square and South Investors with 7 each; North Investors and South New Cairo with 6 each; and El Choueifat with 2. A New Cairo address question is really a district question — a compound in Mostakbal City is reached differently from one in the 6th settlement — and the same spread explains the shape of the offer: 1,053 apartment rows, 313 offices, 148 townhouses, 141 duplexes, 137 retail units, 132 villas, 95 clinics, 41 penthouses, 33 twin houses, 26 studios and 10 hotel apartments.

El Sheikh Zayed is the opposite structure: one district, occupied long before its compounds arrived. Of its 40 compounds, 39 sit under the district name El Sheikh Zayed and a smaller group under the Green revolution zone. Its mix is narrower but complete — 211 apartments, 52 offices, 30 clinics, 21 retail units, 20 penthouses, 20 duplexes, 6 townhouses, 4 twin houses, 4 villas and 3 studios — and the area page makes the practical argument plainly: schools, hospitals, clubs and malls were already there, so a buyer chooses between an established street and a project still under construction.

Who each city suits

New Cairo suits the buyer who wants choice and a lower entry point. Here you compare a studio in a serviced building with a family apartment, a duplex, a penthouse, a townhouse, a twin house or a villa with its own plot, and the apartment rows start at 1,900,000 EGP. The trade-off is time: 1,447 of its 2,129 unit rows are dated 2029 or 2030.

El Sheikh Zayed suits the buyer who wants an earlier handover inside a city that is already running. Its dates sit closer — 33 units in 2026, 83 in 2028, 152 in 2029, 98 in 2030 — and its median apartment asking price is higher, 14,400,000 EGP against 11,307,000 EGP. Fewer compounds means a shorter shortlist, which some buyers prefer and others find limiting.

For an investor, the difference the record shows is range: New Cairo carries 313 offices, 137 retail units and 95 clinics beside the homes, while El Sheikh Zayed's commercial rows are fewer — 52 offices, 30 clinics, 21 retail — inside a district with an existing daytime population. Neither side carries a yield or a rental figure in the catalogue, so no return can be read off these numbers.

Prices and payment terms: what sellers are asking on 27 September 2026

The entry points differ. New Cairo's 1,053 apartment rows run from 1,900,000 to 66,550,000 EGP, median 11,307,000; El Sheikh Zayed's 211 apartment rows run from 2,648,600 to 69,521,000 EGP, median 14,400,000. Divided by the areas on those same rows, the median asking price per square metre is 80,221 EGP in New Cairo and 102,366 EGP in El Sheikh Zayed — arithmetic on asking prices, not a market index.

Across all unit types the spread widens. New Cairo's 2,129 rows carry asking prices from 1,900,000 to 1,634,000,000 EGP, median 15,092,000, and the top of that range is an office row of 8,975 square metres. El Sheikh Zayed's 371 rows run from 2,648,600 to 116,521,000 EGP, median 16,127,000.

The payment terms look alike on both sides. A 5% deposit is the most common plan in each market — 1,110 unit rows in New Cairo, 187 in El Sheikh Zayed — with 10% second (680 and 165 rows). Eight years is the most frequent term in both (711 rows against 128) and ten years next (556 against 92); New Cairo carries the longest plans, 150 rows at 12 years. Finishing leans the same way: 1,867 of New Cairo's rows are fully finished against 262 semi-finished, and 349 of El Sheikh Zayed's against 22.

Delivery: the years the record carries

New Cairo's delivery dates, row by row: 5 units in 2025, 167 in 2026, 158 in 2027, 348 in 2028, 549 in 2029, 898 in 2030 and 4 in 2031. El Sheikh Zayed's: 33 units in 2026, 5 in 2027, 83 in 2028, 152 in 2029 and 98 in 2030.

Two things follow, and one does not. The western market's weight sits earlier — its biggest group is 2029, New Cairo's is 2030 — and neither market is finished: no unit row in either city is flagged as ready to move in the catalogue. What does not follow is any statement about construction progress or about what either market will do next: the record carries dates only, no progress and no forecast.

Where each city is: location and landmarks

The catalogue places the compounds by coordinates, and they describe the two ends of Greater Cairo. New Cairo's compounds sit between latitudes 29.93 and 30.09 north and longitudes 31.49 and 31.70 east — the eastern side — with Cairo International Airport between 11.7 and 24.9 km from the compounds in the shortlist above, the American University in Cairo between 1.7 and 11.3 km, Lotus Square from 1.2 km, and Future University in Egypt 0.7 km from Garnet.

El Sheikh Zayed's compounds sit between latitudes 30.01 and 30.07 north and longitudes 30.97 and 31.07 east, on the western side, with Sphinx International Airport between 10.2 and 20.3 km away. The landmarks the record attaches to them are the west Cairo ones: Mall of Arabia between 1.3 km (Terrace) and 6.3 km (Al Karma Kay-Phase 3), Nile University 0.2 km from Terrace, Dandy Mall and Hadayek el Mohandesin 3.7 km from Village West, and Sheikh Zayed General Hospital 0.8 km from Al Karma Kay-Phase 2.

That distance profile is the practical difference between the two addresses: an eastern buyer lands near the airport and the New Cairo university belt, a western buyer near the desert road, Mall of Arabia and the older Giza districts.

Where is Sheikh Zayed, and is it inside 6th of October City?

The landmarks attached to them are shared with the October side of west Cairo: Mall of Arabia 1.3 km from Terrace, Dandy Mall 1.5 km from Village West, Hadayek el Mohandesin 3.7 km from Village West. The record does not name the governorate, so this article does not either.

Both are built around a 5% deposit — 1,110 unit rows in New Cairo, 187 in El Sheikh Zayed — with 10% second (680 and 165 rows). Eight-year plans are the most frequent in both (711 against 128) and ten-year plans next (556 against 92), and New Cairo carries the longest plan in the record, 12 years on 150 rows. Which of the two hands over sooner?
