New Cairo and the 5th Settlement: The 2026 Buyer's Guide

238 compounds and 2,046 developer-sale units are listed on Ahlan Homes in the New Cairo cluster. Here is what asking prices, payment plans and delivery dates actually look like right now.
What "New Cairo" actually covers
New Cairo is not one place. It is a city on the eastern edge of Greater Cairo made of districts that behave very differently in price: the 5th Settlement (التجمع الخامس) around the American University and Cairo Festival City, the 1st and 3rd Settlements, El Lotus, Golden Square, North and South Investors, El Choueifat, and — administratively separate but one exit away — Mostakbal City.
On Ahlan Homes today there are 238 compounds and 2,046 developer-sale units listed across those districts. That is the pool this guide describes — not a sample, and not a market estimate. Every figure below is read from the listings themselves, and every price is an asking price, not a recorded sale.
Where it sits, and how you reach it
New Cairo is reached by three axes rather than one road: the Ring Road from the west and north, the Suez Road from the east, and the Middle Ring Road (الطريق الدائري الأوسطي), which is why a compound's distance to a given district can be 6 km on paper and 25 minutes in traffic.
Distances recorded on our own listings put a few real anchors in context: the American University in Cairo sits about 9 km from compounds in the western part of the 5th Settlement, Cairo Festival City Mall about 16 km, Point 90 Mall about 16 km, New Cairo Hospital about 12 km and Katameya Heights Golf about 10 km. Treat those as pins measured from specific compounds, not as averages for the whole city.
What a home costs in 2026
The table below is the median of asking prices for every listed unit of that type across the cluster. "From" is the cheapest unit currently listed.
| Unit type | Listed units | From | Median asking |
|---|---|---|---|
| Studio | 28 | EGP 2.4M | EGP 4.1M |
| Apartment | 1,023 | EGP 1.9M | EGP 11.2M |
| Clinic | 90 | EGP 3.7M | EGP 11.9M |
| Penthouse | 40 | EGP 5.6M | EGP 16.3M |
| Duplex | 139 | EGP 9.9M | EGP 18.0M |
| Office | 278 | EGP 3.7M | EGP 20.6M |
| Townhouse | 148 | EGP 11.7M | EGP 22.0M |
| Retail unit | 130 | EGP 6.3M | EGP 33.8M |
| Twin house | 32 | EGP 21.7M | EGP 37.6M |
| Villa | 131 | EGP 13.8M | EGP 50.1M |
The spread is wide for a reason worth understanding: the apartment median is pulled down by Mostakbal City stock, which is newer and further east, while the western 5th Settlement asks several times that for the same number of bedrooms. A 3-bedroom apartment is therefore not one price in New Cairo — it is a range of roughly EGP 6M to EGP 30M depending on the district, the finishing and the delivery date.
Payment plans: the shape of what is offered
Across the listed units, down payments run from 1% to 60%, with a median of 5%. Instalment periods run from 2 to 15 years, with a median of 8 years.
The shape matters more than the headline. The lowest down payments in the cluster usually sit on the longest schedules (5% over 12–15 years), while the 20–30% down payments buy the shortest ones (5–8 years). A 1% down payment exists, but it is the exception on a handful of units rather than a market benchmark.
Delivery: when the stock actually hands over
Of the units listed in the cluster, handover dates fall like this:
- 2026: 168 units
- 2027: 143 units
- 2028: 331 units
- 2029: 511 units
- 2030: 884 units
Two thirds of what is listed hands over in 2029 or 2030. If you need to move in this year, the choice is small and skewed towards older phases; if you are buying off-plan for delivery later, the choice is at its widest in the 2029–2030 band.
The most active compounds on the market
These are the compounds with the largest number of units listed on Ahlan Homes, with their own numbers:
| Compound | Units listed | From | Down payment | Instalments | Delivery |
|---|---|---|---|---|---|
| D2N – Sarai | 40 | EGP 7.4M | 10% | 15 years | 2030 |
| Noll | 31 | EGP 4.9M | 10% | 12 years | 2029 |
| Bluetree | 30 | EGP 6.0M | 5% | 8 years | 2030 |
| East Vale | 29 | EGP 9.4M | 5% | 9 years | 2030 |
| Saada Boutique | 28 | EGP 7.8M | 5% | 9 years | 2030 |
| cityzen | 25 | EGP 3.8M | 5% | 9 years | 2030 |
| Maliv | 24 | EGP 2.8M | 10% | 10 years | 2030 |
| Lush Valley | 24 | EGP 10.5M | 5% | 10 years | 2030 |
| Garnet | 24 | EGP 3.9M | 10% | 9 years | 2028 |
| Neo Lakes | 24 | EGP 7.4M | 5% | 12 years | 2030 |
The pattern is consistent: the compounds with the deepest on-site stock are overwhelmingly apartment-led, 5–10% down and 9–12 years, delivering 2029–2030. Villas and twin houses are shallower — 30 to 130 units across the whole cluster — which is why they do not have a "most active" list of their own.
Is it a good investment? What the numbers support
Be careful with this question, because our catalogue holds asking prices only. It records no completed sales, so it cannot tell you how much New Cairo appreciated last year, and anyone quoting a growth percentage for a district here is quoting something they did not measure.
What the listed data does support is narrower, and still useful:
- Rental stock: the apartment band from EGP 2.8M to EGP 11M in the 2029–2030 delivery window is the deepest part of the market; the resale liquidity of a 3-bedroom there is better than a villa's simply because there are more of them.
- Payment structure: a 5% down payment over 10 years means roughly 0.8% of the price per month, before any delivery-linked increase. That is the number to compare against a rental yield — not the headline price.
- Delivery risk: most of the cluster hands over after 2029, so a buyer today is paying today's price for an asset that produces nothing for three to four years.
Choosing between two compounds
Three questions separate compounds that look identical on a brochure:
- What is the delivery date on the unit you are actually being offered, not the phase's headline date.
- What does the instalment schedule do after handover — does the price step up, and by how much?
- What is the maintenance fee, and is it a percentage of the unit price or a fixed amount? On a EGP 20M unit, the difference between 8% and 10% is EGP 400,000.
FAQ
What is the cheapest way into New Cairo today?
A studio or one-bedroom apartment in Mostakbal City, where listed units start at EGP 2.4M with down payments from 5%.
Are payment plans in New Cairo longer than in the New Capital?
On the listed units, both markets cluster around a median of 8 years, but the cluster here reaches 15 years on selected compounds, which the New Capital stock rarely does.
Do I have to pay the full down payment at signing?
On the plans listed, the down payment is usually split across a few instalments at contract, with the balance spread monthly, quarterly or semi-annually — the exact structure is on each unit's page.
How many units in the cluster are ready to move in?
Few. Only 168 listed units hand over in 2026, most of them in older phases of established compounds.
Final thoughts
New Cairo is not one market with one price; it is at least five districts with five different price levels and four different delivery windows. The useful move is not to compare compounds by name, but to compare the unit you can actually buy across them: its price, its down payment, its instalment schedule and its delivery date.
