Living in New Cairo: the advantages and the drawbacks

What living in New Cairo gets right — 258 compounds and every kind of home — and what it costs: a median apartment asking price near EGP 11.3M and handovers to 2030.

The short answer

New Cairo is the eastern continuation of Greater Cairo and the address on which most of the capital's gated communities stand. What it gets right is choice: the area record holds 258 compounds and 2,369 units, from a studio in a serviced building to a villa with its own plot, and homes are sold by developers rather than by individuals, which keeps delivery, finishing and paperwork inside one contract. What it asks in return is money and patience: asking prices sit among the highest in Greater Cairo, several zones are still filling in around their compounds, and the bulk of the stock is handed over between 2028 and 2030.

Who it suits

New Cairo suits a household that wants to live inside a managed, gated community and does not mind driving for most trips. It is a natural fit for families with school-age children — the record puts the American University in Cairo 5.3 km from Bluetree, the British University in Egypt 6.7 km from cityzen, and the Egyptian Russian University 4.7 km from Sarai. It suits people who work in eastern Cairo, at Cairo International Airport or in the New Administrative Capital, because the drive is shorter than into the older centre. And it suits an investor who wants commercial space and a home under one address: the area carries offices, clinics and retail units beside its apartments. If your week depends on downtown or on public transport, the distance is what you will feel most.

What living in New Cairo gets right

  • The widest choice of planned communities in the capital. Most gated compounds are built here, and the record carries 258 of them, so a shortlist can be built without leaving one district.
  • Almost every kind of home. Apartments dominate — 1,055 of the 2,132 units the record shows — followed by offices, townhouses, duplexes, retail units, villas, clinics, penthouses, twin houses, studios and hotel apartments.
  • One contract, one developer. Homes are sold by developers, not by individual owners, so delivery, finishing and paperwork stay in a single agreement.
  • A home and an investment at the same address. Offices, clinics and retail units sit inside the same communities as apartments, so a buyer can hold commercial space and a family home in one place.
  • Landmarks close by. Among the distances in the record: Arabisque Mall 4.7 km from cityzen, Lotus Square 2.7 km from Bluetree, and Cairo International Airport 16 km from Bluetree and 19.4 km from One Hyde Park.
  • A price ladder rather than a single price. Asking prices in the record start near EGP 1.9 million for the smallest unit and rise to villas and offices in the hundreds of millions, so a first home and a large family house are both represented.

What it costs you

  • The asking prices are high. The median asking price of an apartment in the area is about EGP 11.3 million, and a studio still starts around EGP 2.8 million.
  • Most of the stock is still being built. The record lists no unit as ready to move; delivery dates run from 2025 to 2031, and the weight falls on 2028, 2029 and 2030.
  • The area is not one place. The record divides it into the core district that carries the name plus the 6th settlement, Golden Square, Mostakbal City, North Investors, South Investors, El Lotus, El Choueifat and South New Cairo, and the gap between them in price and access is wide.
  • You will drive. Daily services are spread across the district, and moving around without a car is harder here than in the older neighbourhoods.
  • The newer zones are still filling in. The established services, malls and restaurants cluster near the older built-up edge, while Mostakbal City and the newer stretches are still completing theirs around their compounds.

What an apartment costs in New Cairo

Every figure in this section is an asking price recorded in the catalogue on 3 October 2026, not a completed sale. Apartments are the largest slice of the market — 1,055 of 2,132 units — and the median asking price of an apartment is about EGP 11.3 million, at a median size of about 144 sq m. The cheapest unit in the record is a 62 sq m apartment at EGP 1.9 million, and the dearest apartment reaches EGP 66.5 million; the very top of the price list comes from large offices and administrative units rather than homes. By zone, the median asking price in the 6th settlement is about EGP 10.4 million, in Mostakbal City about EGP 13.8 million, and in the core district that carries the New Cairo name about EGP 16.25 million. Worked arithmetically from those asking prices, the median price per square metre for an apartment is around EGP 80,000.

Deposit and instalment years

Payment terms are set per developer and per project, not for the district, and they sit on each compound page. Across the units in the record, a 5% deposit is the most common arrangement (1,111 units), followed by 10% (682 units), with 1.5%, 2.5%, 15%, 20% and 30% also used. On the instalment side, 8 years is the most frequent term (714 units) and 10 years the next (556), with plans stretching to 15 years in some compounds and falling to 4 in others. The spread is wide enough that two apartments at a similar asking price can mean very different monthly payments: The Butterfly asks 1.5% down over 12 years, Maliv 10% over 10 years, Cleo 3% over 5 years, and One Hyde Park 5% over 8 years.

Delivery

The record carries delivery dates from 2025 to 2031, with the weight on 2028 (349 units), 2029 (550) and 2030 (898). The nearest handovers in the record fall in 2026 and 2027, while the larger part of the stock is scheduled for the end of the decade — Sarai in New Cairo is due in December 2028 and Cleo in June 2028, against 2030 dates for Bluetree, East Vale and One Hyde Park. The record states dates only: it holds no construction progress percentage and no forecast, so what a buyer can check is the date on the compound page and nothing more.

Location and access

New Cairo occupies the eastern side of the capital, inside Cairo Governorate, and the zone inside it decides how the address works day to day. The 6th settlement, Golden Square and El Choueifat sit nearer the older built-up edge; Mostakbal City takes the far eastern stretch; North Investors, South Investors, El Lotus and South New Cairo fill the ground between them. The road network — the Cairo–Suez Road, the regional ring road and the Al Amal Axis — is what most trips run on, and the distances in the record show the spread: Cairo International Airport lies 16 km from Bluetree, 19.4 km from One Hyde Park and 22.7 km from Maliv, while Arabisque Mall is 4.7 km from cityzen and Lotus Square 2.7 km from Bluetree. The New Administrative Capital sits a short drive further east.
