The short answer

A clinic is a commercial unit fitted out for a doctor or a medical centre that wants to own its premises. It differs from an office or a shop in its layout and in who buys it. On the catalogue as we publish it on 16 October 2026, there are 321 clinic units for sale, concentrated in 6th of October City, New Cairo and the New Administrative Capital. The lowest asking price for a clinic unit is about EGP 1.79 million and the highest about EGP 95.6 million. These are asking prices set by the seller, not confirmed sale prices, so compare them with the price of the specific unit before you decide.

Who a clinic suits

A clinic suits three kinds of buyer. The first is a doctor opening a private practice who wants a fixed site that does not depend on a lease renewed every few years. The second is an investor who buys a unit to let to a doctor, a pharmacy or a lab. That buyer needs to know that the interior layout decides who can use the space. The third is someone who wants to combine more than one specialty in one unit, where floor area, the number of rooms and a separate entrance matter most.

Before you decide, ask two questions. Will you use the unit yourself or let it? And do you need to be near a hospital or medical complex, or is a site on a main road enough? The answers change the area you should look at more than any other factor.

Compounds worth knowing

Clinics are not in every compound. Most sit in mixed-use commercial centres, so a compound will often sell offices, shops and clinics together. These are the compounds in our catalogue that sell clinics, grouped by area:

What to ask before you sign

Before you sign a clinic booking, ask the developer or the sales agent to put four things in the contract rather than the marketing brochure. First, the net floor area in square metres, because the gross figure includes shared parts you will not use. Second, the type of handover: is it a full finish that lets you open the clinic on receipt of the keys, or a shell that needs months of fit-out after handover? Third, the full instalment schedule with the date of each payment, not an average monthly figure. Fourth, the handover date and the penalty if it is late.

Ask too about shared services charged to owners, such as maintenance, car parking and building security, and how much your share comes to each year. These fees are not in the asking price, but they add to the cost of owning the unit every year.

If you plan to let the clinic, ask which medical uses the building permits in each unit, because some centres limit the type of practice allowed, and that decides who can rent it. Do not rely on a verbal promise that the unit will be let straight away. Letting depends on the market, the location and the condition of the unit, and nothing in our records guarantees a particular return.

Jazebeya starts at EGP 5,493,600 with 5% down and 10 years. Kawn Business Complex starts at EGP 4,290,000 with 1.25% down and 10 years. C9 starts at EGP 3,740,000 with 1% down and 8 years.

In New Cairo, D2N - Sarai starts at EGP 7,404,009 with 10% down and 15 years. Bareeq Mall starts at EGP 2,973,000 with no down payment and 7 years of instalments. Hyde Park New Cairo has no starting price on record, so we give no figure for it.

In the New Administrative Capital, Snova Social Complex starts at EGP 1,540,000 with 10% down and 10 years, the lowest starting price among the compounds named in this article. The Loft Plaza starts at EGP 4,025,000 with 10% down and 6 years. Taj Tower 2 starts at EGP 6,060,313 with 5% down and 15 years.

In El Sheikh Zayed, Sky Ramp starts at EGP 7,186,400 with 5% down and 8 years, Bridges at EGP 7,841,000 with 10% down and 8 years, and Terrace at EGP 6,161,846 with 10% down and 6 years.

Across the whole catalogue, not only clinics, the most common down payments are 5% and then 10%, and the most common instalment terms are 8 years and then 10 years. These figures cover every unit type, and clinics are only a part of them, so do not read them as the terms for a clinic. The real terms sit on the unit and in its booking contract.

Three things change the real price of a clinic: its floor area, whether it is delivered fully finished or as a shell, and the length of the instalment plan. A unit with a lower asking price can cost more in the end if its payment period is longer or its down payment higher, so work out the full monthly instalment with the handover before you compare.

Delivery and timing from the records

Delivery dates here come only from the approved records. MARCA MALL is recorded at 30 months from contract, which is two and a half years. Snova Social Complex is recorded at three and a half years from contract. The Loft Plaza is dated 31 May 2027, C9 and Nmq are dated 1 January 2029, and Kawn Business Complex is dated 26 January 2029. Sky Ramp is dated 30 January 2030, Jazebeya 30 July 2030, D2N - Sarai 30 June 2030, and Taj Tower 2 29 February 2032.
