What does the price on a listing include?

Short answer

The listed price is the unit's asking price. It does not include the compound's maintenance fee, which is a separate line. Ask the sales office in writing which other costs apply.

The price on a listing is the asking price of the unit. It is the starting point for a reservation or a negotiation, and the signed contract sets the amount you actually pay. Understanding what sits inside that figure, and what sits outside it, is the first step before you compare two listings.

What is an asking price?

An asking price is the figure a seller or developer puts on a unit. It is an offer to talk from, not a final sale price. The catalogue records the asking price of each unit at the time it was entered, so treat the figure as a snapshot. Confirm it again on the day you reserve.

Does the price include maintenance?

No. The maintenance fee is set for the whole compound and applies to every unit in it. It is shown as a separate line that you add to the price. A buyer comparing two prices should add each compound's maintenance terms to its price before deciding. When a unit page shows no maintenance line, the terms have not been published. That is not the same as saying there is no fee.

What do the payment terms mean for the price?

The down payment percentage, the number of years to pay and the delivery date belong to the same offer as the price. In the catalogue as it stands on 16 October 2026, the most common down payment is 5% and the most common plan length is 8 years, while the most common delivery year is 2030. A price with 5% down over ten years and a price with 10% down over eight years are different contracts, even when the headline figures look close. The price shows the total; the terms show how that total is paid.

Which costs can sit outside the listed price?

The catalogue holds the asking price, the down payment, the years to pay, the delivery date and the maintenance terms. It holds no separate line for taxes, registration fees or finishing beyond what the unit's own description says. Those costs must be confirmed with the developer, or with a lawyer, before you pay anything. Ask for a list of every charge that falls outside the price.

What should you ask the sales office?

Ask for the figures in writing: the total contract price, the down payment in pounds, the instalment schedule with dates, the handover date, the maintenance terms, and a list of any fee outside the price. Keep the reply. A figure given in writing can be checked; a figure given by phone cannot.

When does the price become fixed?

The price is fixed in the signed contract. Until then, it can change, so confirm the number on the day you reserve and make sure the reservation form states the same figure. The number in the signed contract is the one that counts.
