New Cairo, Sheikh Zayed or the New Capital — how do they differ?
Short answer
New Cairo lies east of Cairo, Sheikh Zayed lies west of it, and the New Administrative Capital lies further east. The first two are established suburbs; the third is a city still being built.
The short answer
The three sit on different sides of Cairo and at different stages of building. New Cairo lies east of the city, Sheikh Zayed lies west of it, and the New Administrative Capital lies further east, beyond New Cairo. New Cairo and Sheikh Zayed grew up as residential extensions of Cairo over the past three decades; the New Capital is a planned government city whose first phase is still being built.
Where each one sits
New Cairo is east of Cairo, in Cairo Governorate. Its best-known district is the Fifth Settlement, and the other settlements spread out from it. The American University in Cairo moved to its own campus there, and the district holds Cairo Festival City and Point 90. On the site, El Lotus, South New Cairo, the Golden Square and the North and South Investors districts all file under New Cairo.
Sheikh Zayed is west of Cairo, in Giza Governorate, next to 6th of October City. The 26th of July Corridor and the Ring Road serve it, and it is the greener, quieter side of the city, built around golf courses and low-rise compounds. New Zayed, west of it, is the newer extension of that same side.
The New Administrative Capital is east of Cairo, beyond New Cairo and Mostakbal City, along the Cairo-Suez corridor. It is Egypt's new government city: the Government District, the Central Business District, the Diplomatic Quarter, the Green River and residential districts numbered R1 to R8. Its first phase is about 40,000 feddans.
What the catalogue holds in each
New Cairo carries the widest mix of the three. Apartments lead, and villas, townhouses, twin houses, duplexes, offices, clinics and retail sit alongside them, which is what three decades of building in one area produces.
Sheikh Zayed is apartment-led as well, with penthouses, twin houses and offices present, and its scale is smaller than New Cairo's.
The New Capital's mix is weighted more heavily towards offices and retail than either of the other two, which follows from a city planned around government buildings and business districts. Its homes are largely off-plan.
When the home arrives
A buyer who needs to move in soon finds ready and near-ready homes in New Cairo and Sheikh Zayed. The New Capital's homes are mostly under construction. Across the catalogue, delivery dates run from 2026 to 2032, and payment plans run from a few years to fifteen.
Which one fits
Work on the west side, or a wish to be near 6th of October City and the Ring Road, points to Sheikh Zayed and New Zayed. Work around Nasr City, Heliopolis, the airport or east Cairo points to New Cairo. A unit bought around the government's move east, or an office or a shop, points to the New Capital.
The bottom line
All three are Cairo addresses, and the choice between them is a choice of direction and of timing: west or east, established or still being built. Compare a compound in each - Mountain View iCity New Cairo, Village West and Midtown Sky - and the difference in scale, unit type and delivery date shows itself.
