XOS Mall sells service-clinic units on a fully managed operating model, not a bare clinic. Eight clinic units are offered on the clinic floor, from 16 m2 to 32.5 m2, with handover in 2028 — a floor that also carries examination rooms, a lab, a pharmacy and a waiting area. The unit is bought together with the operation system: Incommercial runs the clinic's management and appointment booking, and the owner joins a mandatory three-year lease that starts once the operating licence is issued and pays 11% of the contract value a year. The lease contract carries a 11% penalty clause of the contract value if the unit is not let for a year, suspends the instalments after termination until the unit is re-let, and gives a safe exit that refunds the paid amounts plus bank interest.
