Adagio is a villas-only community by El Masria Group Developments, spread over 70 feddans in New Cairo's Fifth Settlement. There are no apartments and no mixed-use blocks here: the whole project is built around three villa collections — Piano at 411 and 364 m², Cello at 339 m² and Violin at 300, 196 and 158 m² — on land plots from 93 m² up to 400 m². Six villa types are released, from the 158 m² Violin with its 93 m² plot to the 411 m² Piano on a 340 m² plot. Delivery is 2.5 years from contract, handed over core & shell. The compound's own master plan puts twelve facilities inside the gates: a clubhouse with gym and sports academy, a swimming pool, a mosque, a kids area, concierge service, a co-working hub, a nursery, a cafe and restaurant, outdoor fitness, a yoga and meditation area, and a picnic lawn. Ground, first and roof plans are published for each released type, and the villas come with two to four bedrooms — Piano carries two master suites with their own dressing rooms and bathrooms, Cello and the 300 m² Violin have three bedrooms, and the 158 m² Violin has one master bedroom and one bedroom. The developer presents the project as 'Dolce Far Niente — the sweetness of doing nothing', and it is currently on launch.
