New Heliopolis or New Cairo? A buyer's comparison

Ten compounds against 259: how New Heliopolis and New Cairo differ on asking prices, deposits, payment years and delivery dates.

The short answer

New Cairo and New Heliopolis both sit in Cairo Governorate, and they answer two different questions. New Cairo is the deep market — 259 compounds in the catalogue, spread across nine districts, with the widest choice of unit types on the site; New Heliopolis is a compact, newer pocket of ten compounds beside the Cairo–Suez road, where asking prices start lower but the number of homes listed is small. If choice, services and resale depth matter most to you, New Cairo is the safer default; if you want a modern, quieter pocket within easy reach of the airport and the New Administrative Capital, New Heliopolis is the more targeted buy.

Who it suits

New Cairo suits buyers who want options and depth. With 259 compounds you choose a district first and a compound second: 6th settlement and North Investors for apartments, Mostakbal City for the newest master plans, El Lotus and Golden Square for the established middle, and El Choueifat and South New Cairo for the quieter edge. The catalogue also holds offices, clinics, retail and hotel apartments here, so the same area can carry a home and a business.

New Heliopolis suits buyers who want a small, modern pocket and a lower entry price, and who value how close it is to the airport and the New Capital. Ten compounds is a short list, and it is short on purpose: fewer names, newer stock, comparable in an afternoon.

Either suits a first-time buyer who wants an apartment in a gated compound on a long payment plan; both areas carry plans of ten years and more, and both give a bank of schools, universities and malls within a few kilometres.

Prices and payment plans

Every figure below is an asking price taken from the catalogue on 10 October 2026 — not a sale price. The catalogue holds no price history, so nothing here is a trend.

  • Entry level. The cheapest listing in New Cairo's record starts at 2,353,000 EGP; the cheapest in New Heliopolis starts at 4,589,838 EGP. New Cairo has the lower floor because it holds far more stock and a wider spread of types.
  • A typical apartment. In New Heliopolis, Oak Residence asks 14.31m–24.74m EGP and Rock White 6.35m–13.31m; in New Cairo, Bluetree asks 6.04m–29.03m and Noll 4.93m–25.45m.
  • Deposits. New Cairo lists deposits from 1% and New Heliopolis from 1.5%; the common plan in both is 5–10% down.
  • Years. Both areas top out at 15 years in the record — Talala in New Heliopolis and D2N - Sarai in New Cairo are the longest plans listed.
  • Villas. The high end in New Heliopolis is Sodic East's villas at 28.6m–51.08m EGP (Meadows) and up to 68.4m (Hazel); in New Cairo, East Vale's mix reaches 65.1m.

Delivery and what the record shows

Delivery dates are the developer's listed dates, and nothing in the record reports construction progress or a revised date, so read them as promised rather than forecast. In New Heliopolis the record lists 2026, 2027, 2028, 2029 and 2031 — Orchid, IVY and Oak Residence as early as December 2026, and Talala as late as May 2031. In New Cairo the record runs from 2025 to 2031, and most of the larger compounds named above hand over between mid-2029 and mid-2030. Near-ready stock exists in both areas; you simply have less of it to choose from in New Heliopolis.

Access and landmarks

The record names the neighbours that matter. In New Heliopolis: the Egyptian Russian University (3.6–3.8 km from Rock White and Rock Green), Moon Yard Mall and Lavida, Al Mashfa Hospital, Marbella Mall and the Arabisque Mall, with the Capital International Airport 15.7–20.4 km out. In New Cairo: Lotus Square and Dorat AlKaraz Mall in 6th settlement, the American University in Cairo and New Cairo Hospital, the University of Canada and the Arabisque Mall in Mostakbal City, with the Capital International Airport also on the eastern side. Both areas are administratively inside Cairo Governorate.

Before you reserve

Start with supply, not price. New Heliopolis holds ten compounds, and several list only one or two homes in the catalogue, so the real choice in a given month is narrower than the number of names suggests. New Cairo is the opposite: its stock runs past two thousand units, but quality varies by district, so fix the district first and the compound second. Then read the deposit and the years together with the total price, not one at a time — a long plan with a low deposit means a higher instalment over more years, and a short plan with a large deposit means a faster commitment. Finally, check the delivery date on the individual unit, because one compound can list phases with different dates.

Ten compounds against 259 is not an even comparison on volume, but it is even on the question it asks: do you want a small, modern pocket close to the airport and the New Capital, or a broad market with more districts, services and choice? Answer that first and the decision becomes a single one rather than a long list.
