El Shorouk or New Heliopolis? Prices and sizes compared

Two districts on Cairo's eastern edge, minutes apart, with asking prices that start within a few thousand pounds of each other — but a very different choice of homes. Here is how they compare.

The two districts share one corridor on the eastern edge of Cairo and are often treated as a single market, but they are not the same buy. El Shorouk carries more compounds and far more kinds of home; New Heliopolis is smaller, quieter and dominated by a single developer. Their asking prices, though, begin almost level — which is exactly why the choice is worth writing out in numbers.

The short answer

If you want the widest choice — apartments, townhouses, villas, offices and shops, from several developers — El Shorouk is the bigger net, and the catalogue shows twelve compounds there against ten in New Heliopolis. If you want a larger, more uniform home on a quieter plot, and you are comfortable that most of the supply comes from one developer, New Heliopolis fits better. Money does not separate them at the bottom: asking prices start from 4,614,000 Egyptian pounds in El Shorouk and from 4,589,838 in New Heliopolis (asking prices, October 2026).

Who each one suits

El Shorouk suits a buyer who wants to compare products rather than buy the only one on offer. Its market is the more varied of the two: eight unit types are on the market there, including villas, twin houses, townhouses, duplexes, apartments, penthouses, offices and retail. The developers are spread out as well — Imkan Misr accounts for five compounds, La Vista Developments for four, and Mayan, Livyn and 3 Sides Mall come from three more names. That spread is what makes a low entry price possible: a first apartment and a large villa can sit in the same district without competing for the same buyer.

New Heliopolis suits a buyer who prefers scale and consistency. Ten compounds are listed there and seven of them belong to SODIC, with Rock developments holding two and Madinet Masr one. The unit mix is residential only — apartments, duplexes, villas, townhouses and studios — with no retail or office stock in the catalogue, so the streets are read as homes rather than mixed use. Sizes and prices climb higher here: the asking prices in the district run from 4,589,838 up to 48,150,000 Egyptian pounds, a wider band than El Shorouk's.

The compounds worth knowing

In El Shorouk, the largest single address on the market is Al Burouj, the Imkan Misr compound that also appears in phases: Al Burouj - Phase 1 and Al Burouj - Phase 2. For a lower entry, Livyn is the cheapest asking price in the district and Mayan El Shorouk sits just above it. On the villa side, El Patio Sola and El Patio Prime come from La Vista Developments, and two more Patio addresses carry the family name. If you want something that is not a home, Al Burouj Smart Village sells offices and 3 Sides Mall sells retail.

In New Heliopolis, Talala is the largest compound on the market and the one that sets the district's price floor. Around it sit the SODIC addresses: Sodic East itself, Oak Residence with the lowest asking prices of the SODIC group, and the larger Hazel - Sodic East and Meadows-Sodic East. Orchid and IVY sit at the top of the district's range, and Rosewood is the most expensive address listed there. Two Rock compounds, Rock Green and Rock White, hold the middle of the market.

Prices and payment terms

All figures below are asking prices in the catalogue in October 2026, not sale prices, and every one of them is a starting price for its compound.

In El Shorouk, Livyn asks from 4,614,000 and Mayan El Shorouk from 7,400,000. Al Burouj - Phase 2 starts at 6,400,000, El Patio Sola at 9,900,000, and Al Burouj - Phase 1 at 12,400,000. The commercial and villa end runs higher: offices at Al Burouj Smart Village ask from 18,978,000, and the La Vista villa compounds ask 22,800,000 (El Patio Casa), 23,500,000 (El Patio 5 East) and 24,200,000 (El Patio Prime).

In New Heliopolis, Talala asks from 4,589,838, Rock Green from 5,280,828 and Rock White from 6,348,610. Above them, Oak Residence asks from 14,314,000, Meadows-Sodic East from 28,600,000 and Hazel - Sodic East from 31,424,000. At the top, Orchid asks from 37,579,000, IVY from 39,846,000 and Rosewood from 48,150,000.

The payment terms are where the two districts part company most clearly. El Shorouk's lightest deposit on the market is 5 per cent, and the longest plan there runs ten years. New Heliopolis goes further on both counts: the lightest deposit listed is 1.5 per cent, at Oak Residence, Rosewood and the Sodic East addresses, and the longest plan stretches to fifteen years, at Talala. A buyer who needs the smallest possible first payment is looking at New Heliopolis, not El Shorouk, whatever the headline price says.

Delivery and outlook

Delivery dates come straight from the catalogue, and the two districts are close on the near end. Both have homes dated to 2026 and 2027: in El Shorouk that is the Al Burouj phases, the Patio villas and Mayan El Shorouk, and in New Heliopolis it is Oak Residence, Orchid and IVY. From there the schedules stretch differently — El Shorouk's listed dates reach 2029, at Livyn and El Patio Sola, while New Heliopolis carries dates through 2028, 2029 and as far as 2031, at Talala. The pattern is simple: in El Shorouk, the compound with the longest plan is also the one delivering in 2029, while in New Heliopolis the fifteen-year plan at Talala is paired with the latest handover in the catalogue.

Access and landmarks

Both districts sit on the eastern approach to Cairo, and the record's own distances show how differently the two read on the ground. From Mayan El Shorouk, Open Air Mall is 1.3 km away and the British University in Egypt is 2 km; the Cairo International Airport is 21 km. From Al Burouj, Carrefour is 5.6 km and Madinaty 12.1 km. In New Heliopolis the nearest recorded landmark to Talala is Lavida New Heliopolis at 0.8 km, with the Egyptian Russian University 3.8 km and Moon Yard Mall 4.2 km; the Capital International Airport is 18.7 km from Talala and about 20 km from Oak Residence. The practical difference is the airport: New Heliopolis is the shorter run to the new capital's airport, El Shorouk is the shorter run to the British University and Open Air Mall.
